What is Home Watch?

Home Watch is a professional, in-person visual inspection of your home’s interior and exterior while you’re away. We look for obvious issues such as leaks, humidity problems, signs of intrusion, damage, or system failures, then report our findings back to you promptly.

How often do you recommend home checks?

Weekly visits are ideal, especially in Florida’s heat and humidity. Bi-weekly can work for lower-risk homes, but more time between visits means issues like leaks, mold, pests, or AC problems may have longer to develop before they’re caught.

What do you check during a typical visit?

A standard visit includes a walk-through of the interior and exterior, checking doors and windows, looking for water leaks or stains, monitoring temperature and humidity, verifying HVAC operation, checking for pests, inspecting visible plumbing and electrical panels, and confirming that everything is secure and in normal condition.

How long does a home visit take?

Most visits take between 30 and 90 minutes, depending on the size of your home, the complexity of your systems, and any special requests on your checklist. Larger or waterfront properties may take longer.

Do you provide photos or reports after each visit?

Yes. You receive a digital visit summary with notes and photos of key areas so you can see the condition of your home without having to ask for updates every time.

What happens if you find a problem during a visit?

If we find an issue, we contact you right away with details and photos. From there, we can help troubleshoot, coordinate a vendor, or remain on-site while repairs are carried out. Any extended time or vendor oversight is billed at our standard hourly concierge rate.

Do you help with storm and hurricane checks?

Yes. We offer both pre-storm preparation and post-storm inspections. Pre-storm visits can include securing outdoor items, verifying shutters and entry points, and documenting your home’s condition. Post-storm checks include exterior and interior scans for damage, photos, and immediate updates so you can decide on next steps.

Can you follow a customized checklist for my home?

Absolutely. Every home is different. We start with a detailed core checklist and then add or adjust items based on your property, systems, and preferences.

Lifestyle & Concierge Services

What lifestyle and concierge services do you offer?

Lifestyle services may include pre-arrival home preparation, stocking basic groceries, coordinating deliveries, meeting contractors, arranging cleaning, overseeing seasonal maintenance, and making sure your home is ready and welcoming when you arrive.

Can you prepare my home before I come into town?

Yes. We can open the home, adjust thermostats, turn on lights, check appliances, refresh linens, and ensure everything feels clean and comfortable before you walk in the door. Additional requests can be added based on your preferences.

Do you coordinate with contractors and service providers?

Yes. We can meet vendors at your home, let them in, stay on-site during the appointment, and secure the property once they leave. You receive a brief summary of what was done, along with photos when needed.

Do you offer post-departure resets after I leave?

Yes. We can shut down or reset systems per your instructions, empty trash, check for forgotten items, adjust thermostats, lock up, and perform a final walk-through to make sure the home is secure and ready for vacancy.

How far in advance should I schedule concierge services?

Whenever possible, 48–72 hours’ notice is ideal so we can reserve your time on the schedule. That said, life happens, and we do our best to accommodate last-minute requests when we’re able.

Are lifestyle and concierge services available without Home Watch?

In many cases, yes. However, ongoing clients typically receive priority scheduling. If you’re unsure, reach out with your needs and timing, and we’ll let you know what’s possible.

Pet Services

Do you offer in-home pet sitting?

Yes. We provide in-home pet sitting so your pets can stay in their familiar environment and maintain their usual routines while you’re away.

What kinds of pets do you care for?

We care for dogs, cats, and most common household pets. If you have birds, small mammals, or something more unique, just let us know so we can confirm care details in advance.

Do you offer drop-in visits or only overnights?

We offer both. Drop-in visits are great for feeding, fresh water, quick potty breaks, litter cleaning, and companionship. Overnight stays can be arranged for pets that need extra attention or supervision.

Will my dog get walks, or just yard time?

Standard visits include potty breaks and brief outdoor time. Longer neighborhood walks or additional exercise can be added based on your pet’s needs and your preferences.

Can you administer my pet’s medication?

In most cases, yes. We can administer oral medications and follow your vet’s instructions. If your pet requires injections or complex medical care, we’ll review the details with you first to make sure it’s safe and appropriate.

Do you offer pet transport or “pet taxi” services?

Yes. We can transport pets to local vets, groomers, or boarding facilities. Transport services are scheduled in advance and billed at our standard rate.

Will I receive updates about my pets while I’m away?

Yes. We provide text and/or photo updates so you can relax knowing your pets are safe, cared for, and getting attention while you’re gone.
